Sunnie Springs is zoned Limited Single-Family Residential (LSFR) under Chapter 18.23 of the Pleasant View City Municipal Code — a zone designed to promote, stabilize, and protect a high-quality single-family neighborhood environment.
The LSFR zone provides residential lots for single-family and patio dwellings. All development requires a master plan ensuring consistent architectural character, a homeowners' association, and minimum two-car enclosed garages. No more than two adjacent homes may share the same architecture.

On July 9, 2026, Pleasant View City granted Sunnie Springs preliminary subdivision approval — a defining milestone for the project. With preliminary approval secured, we're preparing to submit the final subdivision application by the end of July, moving into the last stage before final approval.

Following successful completion of all first-review requirements, Pleasant View City has initiated its second review period. All engineering plans and required documentation have been submitted. We're actively engaged with the city and targeting preliminary approval within 90 days of June 2026.
